EMC, which has termed its development plans campuses, hopes to develop nearly two million sf of office, research and development space on both sites. The site in Southborough would have 1.2 million sf of office and administrative space, 800,000 of which would involve new construction. The company would have to build a waste-water treatment plant here, which means rezoning about 12 acres. If the rezoning is approved, EMC would set aside 30 acres as open space.

The Westborough site will have 800,000 sf of research, development and engineering space. The 200 acreage here is all residential and needs to be rezoned as well. Part of the property would also be designated as open space if the zoning is approved. EMC did not return calls by presstime, but a company official is quoted as saying that if the zoning is not approved the company probably won't buy the property. The main concern voiced by residents in both towns at recent town meetings has been the potential increase in traffic.
