The 15,000 sf parcel, located at the confluence of O'Connor and Manhattan avenues, is the last of the 22-acre University Circle redevelopment project. The area – known as Whiskey Gulch, is one of three redevelopment projects the city is currently overseeing.

Currently, a Laundromat and convenience store are located on the site. City officials want the Laundromat and convenience store replaced by office buildings and retail stores. They hope the redevelopment will complement the $260 million project across the street.

The $260 million office and hotel project is being developed by Menlo Park-based Law & Associates and includes three buildings, retail space and a business class hotel that has not yet been identified. The project is expected to be complete in 2003.
