First Union Capital Markets financed the deal per the arrangements of Holliday, Fenoglio & Fowler. Kaempfer, a Downtown development and management company, negotiated and organized the transaction for Steptoe & Johnson.
Kaempfer will also act as on-site property manager as well as manager for the new owning partnership. Lease rates are set at $30 triple net per sf. Steptoe & Johnson occupies more than 80% of the building. Other tenants include the Recording Industry Association of America, the International Technology & Trade Association, Olsson's Books and several other retail operations.
Built in 1984, 1330 Connecticut Avenue was designed by Vlastimil Koubelk. Located in the Golden Triangle of the central business district, one block south of Dupont Circle, the building as entrances both on Connecticut Avenue and 19th Street. It has street level retails storefronts and four levels below grade including a concourse office level and three parking levels.
