In Detroit, Seven Mile Crossing, a 335,478-net rentable sf office building, has made the "to go" list. This property was also sold to a local investor. While two in Vernon Hills, IL, a Chicago suburb, have been hawked to a pension fund adviser. The Illinois industrial properties are located at 225 and 375 North Fairway Dr. and contain 111,634 and 136,260 net rentable sf, respectively.
7575 San Felipe is a three-story brick-and-glass building with 52, 615 sf. It has a 98% occupancy rate. Prentiss Properties owns three other office buildings in the Houston area. These holdings include: International Energy Center, a nine-story, 156,362 sf office building on 11811 North Freeway, One Westchase Center, a 12-story 466,025 sf office building on 10777 Westheimer and Westheimer Central Plaza, a 10-story, 180,585-sf office building on 11200 Westheimer.
The sale is part of Prentiss' ongoing effort to eliminate non-core assets from its 180-property portfolio. Prentiss considers its key markets to be Washington D.C. with 29% of its portfolio; Dallas, 14%; Chicago, 16%; suburban Philadelphia, 9%; and San Francisco Bay, 8%. Another 29% of the holdings considered key to the portfolio are located in a variety of markets nationwide. Four percent fall into the non-core category.
