Construction on a 65,000-sf flex building is expected to get started in the first quarter. No date has been scheduled for breaking ground on a 120,000-sf warehouse structure. The estimated hard construction cost of both projects is $1 million.

Trammell Crow started Northpark 10 years ago on Sunset Road at Interstate 77. About 500,000 sf in the park is owner occupied. According to Karnes Research Co., the north submarket has been a fairly strong performer even though the Charlotte industrial markets in general are experiencing a slowdown. About 190,000 sf of multi-tenant industrial was absorbed in the north submarket by the end of third quarter 2000, ranking it third among the six markets tracked by Karnes.
