Located at 21231 Hawthorne Blvd., the complex has housed Harbor Regional Center, an organization that works with developmentally disabled individuals, since 1981. An original tenant of the business plaza, HRC has periodically expanded its lease to accommodate its growth during the past 20 years. The most recent renewal, which is being signed two years prior to its scheduled expiration, allows HRC to lease two of Del Amo's three buildings, with an option on the third.

"The transaction was structured so that HRC could begin addressing the needed modifications to their facilities almost immediately and to provide them with the ultimate flexibility to expand as needed in the future," says George M. Eshaghian of Cushman Realty Corp.'s West LA office, the firm that represented the tenant.

The owner, an affiliate of TA Associates Realty, was represented by Kevin Shannon of Grubb & Ellis. HRC was represented by Eshaghian.
