Ari Salomon of Bellevue, WA-based Puget Sound Properties, broker for Eagle, tells GlobeSt the space was leased by Eagle to accommodate its consolidation with Circle International. The six-acre, 191,841-sf complex at 6403 S 194th St. was selected in part because of its proximity to the Seattle Tacoma International Airport. Scott Price of Trammell Crow in Tacoma represented AMB.

Eagle will give up 25,000 sf at the JA Green project at the airport, and Circle will vacate 23,000 sf at the Vandoren Park in Kent when its lease expires in the next few months. According to Solomon, the terms of Eagle's 5-year lease call for $0.355/sf for warehouse and $0.98/sf for office space. It is not known how much of each will comprise building.

According to its Web site, AMB owns a total of nine industrial properties in the Seattle area, six of which are in Kent. Those properties contain 38 buildings totaling 3.52 million sf. The REIT focuses on major distribution markets across the U.S., with its properties located near airports, ports and major freeway systems. As of the end of the third quarter 2000, AMB had projects totaling 87 million sf nationwide.
