EC Investments has sold the site at 5650 Stratum Drive in Ft. Worth. The eight-year-old building has been vacant for about six months, says David R. Dunn, Henry S. Miller Commercial broker in the Arlington office. He and Larry G. Rodgers, also of Henry S. Miller, have represented the seller while NAI's David Barber has acted on the buyer's behalf. An exact selling price is not available, but it's estimated that the property has fetched between $600,000 and $800,000.
Dunn and Rodgers also have just closed a 5.6-acre sale for the southwest corner of Post & Paddock Rd. and Paddock Way Dr. in Grand Prairie. They have represented the seller, Prologis Development Services Inc.
The buyer, Quick Fuel Fleet Services of Milwaukee, has been represented by David Easterling of CB Richard Ellis' Dallas office. The property is one of three Dallas-Ft. Worth sites that the automated truck fueling station operator owns.
Easterling told GlobeSt.com that the game plan is to develop a fueling station on the front two acres and sell the back three acres since the property had been unable to be subdivided for the acquisition.
The land is situated in the eastern part of the Great Southwest submarket. Based on the going rate of about $4 per sf, the land has been sold for an estimated $800,000 to $1 million.
In the past year, Quick Fuel has bought two-acre parcels in Garland and along Lombardi Lane in Dallas for the same purpose, says Easterling. To his knowledge, construction has not begun on either parcel.
