The two 10-year deals will lease up the entire 137,000-sf Tapo Canyon Business Center. The newly constructed building stands on 55 acres at 3990 Heritage Ct.

Fairchild Fasteners Direct Inc., a supplier of commercial and aerospace fasteners, is relocating to the new facility from its current location in Chatsworth. More than 100 employees will be moved to the new location, which contains 30,000 sf of office space as well as 30-foot clear warehouse space, with multiple loading docks. Fairchild will use the facility as its North American supply center.

Qualstar Corp., a manufacturer of tape library systems, will also be moving to the Topo Canyon Business Center. In a relocation from Canoga Park, Qualstar Corp. will move 100 employees to the new facility.

Steve McKenzie, of Van Nuys-based Delphi Business Properties, represented both Fairchild and Qualstar. Barbara Emmons of CB Richard Ellis' Glendale office represented the property owner, Prudential Real Estate.
