Berg & Berg Development is erecting the buildings for Mission West. The twin 110,000-sf buildings are the first of eight planned to go up in the 40.9-acre park, says Gary Aquilina, a principal with CRESA Partners San Jose, which has the management and leasing assignment for the park. Shell completion for Pluris' buildings is expected in April. Occupancy is scheduled for July.

Mike Michaels, another CRESA Partners San Jose principal, brokered both sides of the Pluris lease deal. The terms of the lease were not immediately available. Pluris is maker of fault-tolerant IP core routers for Internet service providers. CRESA Partners San Jose is one of the area's largest corporate real estate advisory firms focusing on tenant representation.

Mission West Properties Inc. is a REIT focused on commercial R & D properties primarily located in the Silicon Valley. The Company manages 89 properties totaling approximately 6.2 million sf.
