"Brookside has a fabulous location right in the middle of the Tech Center," Andrews tells GlobeSt.com. The buy marks J.P. Morgan's first multi-amily purchase in Denver. "This is a great opportunity for the buyer, J.P. Morgan, because properties in such strong locations are rarely sold, especially a community as nice as Brookside," Andrews says.

The complex, with varied townhome floor plans, had been completed in 1998. Rents range from $920 to $1,660 per month. Denver-based Simpson Housing has been able to sell it for such a high price because units boast amenities such as private one- and two-car attached garages with electric garage door openers, nine-foot ceilings, gas fireplaces, dry bars, oversize bath tubs and built-in book cases.

The complex includes a clubhouse with a conference center and business amenities, media room with a large-screen TV, heated outdoor pool and 24-hour fitness center with an indoor racquetball court, indoor spa and tanning bed. "This location has it all," Hawks says. "Employment, restaurants, shopping banks and parks all within walking distance."
