If 2000 was good, 2001 promises to be even better. Atlantic Realty has seven class A office buildings and a retail center under construction. Plaza America Towers III and IV in Reston, VA is 476,000 SF and is valued at $95 million. Prosperity I and II is a 174,000-sf property in Fairfax, VA valued at $30 million. In Gaithersburgs, MD, Blackwell I and II is a 225,000-sf project valued at $40 million. A Silver Spring, MD property, 8757 Georgia Ave., is a $20-million 241,000-sf project. Bethesda MD's Bethesda Corner comes in at 41,000-sf for $3 million. The seven projects total approximately 1.2 million sf are valued at $188 million.
Atlantic leased more than one million sf of commercial space in 26 properties with an aggregate value of $212 million. Most of these were negotiated by Leonard Brown and Howard Jensen, with Insignia/ESG representing the Intertech Corp./Atlantic Realty joint venture in the Plaza America office leases, and CNM Associates providing retail leasing representation.
In 2000, it also acquired four buildings in the Washington, DC metropolitan area totaling $120 million in value and sold three properties with an aggregate value of $30 million. Atlantic Realty's portfolio now exceeds 6 million sf in commercial properties, both existing and under construction.
