Seller Northwestern Mutual Life Insurance Co., headquartered in Milwaukee, still owns 17 acres fronting Beltline Road in the bustling Coppell submarket and is holding onto the raw land for a future undertaking, says Randy Baird, senior director for Cushman & Wakefield of Texas Inc. "It's the only true class-A deal on the industrial side" that has come down the Dallas pike in the past year, Baird tells GlobeSt.com. "It definitely was one of the most hotly pursued transactions for the year. Every major property fund, adviser and REIT made a bid."

The Bradford Co. continues to hold the leasing and management contract despite the owner change, says Baird. Northwestern Mutual and Insignia/ESG had developed the commerce center in 1998-99.

Park West Commerce Center I and II, located at 306 and 204 Airline Dr., respectively, is considered a leading location due to its physical layout, construction and 92% occupancy at the time of sale, explains Baird. The buildings are situated within a five-minute drive of Dallas-Ft. Worth International Airport and are readily accessible to Interstate 635, Beltline Road and Freeport Parkway.

Commerce Center I's lead tenants are Briggs-Weaver, which operates a 143,000-sf distribution center at the site. Briggs-Weaver is a manufacturer and supplier of material-handling equipment, machine tools and safety equipment. Corporate Express, formerly BT Office Products, leases 87,000 sf in the structure. Commerce Center II has 147,000 sf occupied by Square D, a manufacturer of electrical components.

The Cushman & Wakefield team handling the sale consists of Jack Fraker, John Robinson, Angelina Wright and Baird. Teachers Insurance represented itself in the transaction.
