NEW YORK CITY-Mellon Independence Center, a class A office and retail complex on Philadelphia's Market Street, has been put on the market by the Brickstone Cos. The former site of the Lit Brothers department store, the property was acquired in the 1980s and renovated into the facility it is today. That rehab earned it the National Preservation Honor Award by the National Trust for Historic Preservation.

More than 651,000 sf of the 811,182 sf building is leased to Mellon Bank. Other tenants in the structure, which is 99% leased, include the Internal Revenue Service, the US Department of Agriculture, Focal Communications, Level 3 Communications and Ross Dress for Less.

Steven Kohn, president of Sonnenblick-Goldman, which is marketing the property, notes that what makes it attractive is the Pennsylvania Convention Center located three blocks away that, he says, has brought more than $300 million in economic activity and over 2,800 hotel rooms to the submarket.
