In the first sale, a private partnership known as PHL-OPCO LLC sold the 86,000-sf Huntington Oaks Office Center at 1333 S. Mayflower Dr. to the private Stivers Family Trust of Pasadena for $10.5 million. Scott Martin of Charles Dunn Co. spoke for the family trust. Trammell Crow Co. brokers Rick Putnam, Jeff Cole, Carl Anderson and Scott Crawshaw represented the seller.

That same Trammell Crow brokerage team also put together the second deal, in which privately held Patrician Associates sold an 82,000-sf office building at 100 E. Huntington Dr. to the local Kolawa Family Trust. Kolawa will occupy a portion of the building.

Trammell Crow principal Rick Putnam notes that both deals involved relatively small investors. "While institutions have backed off from some of the suburban Los Angeles office markets, there is extremely strong local and regional demand for quality assets," Putnam says.
