The hospital portion of the building is 173,000 sf and has 64 beds. MacGregor Medical Willowbrook Health Center is leasing 25,660 sf of the 139,000-sf medical offices. The medical offices are currently operating at a 90% occupancy rate, a source tells GlobeSt.com. An open house is set for Saturday.

The hospital and medical offices are situated on 20 acres of land at the corner of Texas 249 and Willowchase Boulevard, one block north of FM 1960. Hines Construction is the general contractor for the project, which has been designed by HKS Inc. a Dallas-based architectural firm.

Methodist Health Care System, which bought the land in 1998 from MetroNational, says there had been sufficient physician commitment in the rapidly growing area to warrant the project. The hospital is located in the Willowbrook mall area; a business district tucked into a massive residential section. The new facility will be competing with Cypress Fairbanks Medical Center Hospital and Houston Northwest Medical Center.

Methodist also owns six other properties in Houston, in addition to their flagship hospital in the Texas Medical Center. Five undeveloped properties are located in Clear Lake, Katy, Memorial, the Woodlands and Kingwood. A sixth property is Methodist Health Center in Sugar Land. Methodist Health Care System isn't talking about the future of the other properties, except to say that development is in the offing.
