The 156-acre development will be called Congress Corporate Center and is expected to attract data and call center type businesses. Construction is being done on a speculative basis. Later this year, construction will begin on the first building, a 90,000-sf to 120,000-sf office/warehouse structure at 112th Street and Congress Avenue. It is expected to be ready for occupancy by spring of next year.

An Opus company official said that talks are continuing with two prospective tenants to construct build-to-suit structures in Congress Corporate Center. One space would be a warehouse, with the other being a high tech building.

Opus has a long-term agreement to develop the property. Whitney Kerr, Sr. of Colliers Turley Martin Tucker is representing the property's owners. Kerr is also serving as the marketing broker for other nearby large parcels of property.

"For our county, this development is as big as it gets as far as commercial and industrial space," says Pete Fullerton, executive director of the Platte County Economic Development Council. "This is an answer to a prayer. The space that we have has been full and we have been product deficient here for quite some time."

South of the river, in Olathe, KN, Opus will begin construction on a 64,000-sf, single-story office building in March. The building is in Corporate Ridge Office Park, at Kansas Highway 10 and Ridgeview Road. The 110-acre tract is expected to eventually contain more than 1 million sf of office buidings.

Opus began developing properties in the Kansas City market about five years ago. The company's local office is in its building on the Highlands Corporate Campus in Overland Park. Opus is headquartered in Minnetonka, MN. It has regional offices in Denver, Seattle and Portland, OR.
