SEATTLE, WA-The Behar Company, a small Seattle real estate services and development firm, is close to its 60% preleasing goal before breaking ground on its 156,800 sf office project. Owner Dale Behar tells GlobeSt the 401 Broadway project s fully permitted and ready to go. The asking price for space is $28 NNN with annual increases of 3.5%. Behar declined to name the tenants already signed.

The five-story building on Seattle’s Capital Hill will be appointed with fiber optics from five carriers, upgraded electrical, and large conduits to adapt to changes in technology. The building’s present design calls for 26,000 sf to 35,000 sf column-free floor plates, with a floor-to-ceiling height of 12-feet, 10-inches and a floor load of 100 lbs./sf. Behar adds that an all-concrete construction will help eliminate vibration and provide a more sound-proofed environment. The building will also have three stories of underground parking with approximately 298 stalls and a two-bay loading dock.
