Eric Cederstrand and Cameron Fletcher of the Tacoma office of Colliers International have been representing Deuce Vision in their acquisitions. The brokers tell GlobeSt.com that Deuce Vision has laid down more than $3.4 million for 11 parcels that total 167,400 sf. The majority of the property came in one acquisition, and the rest have been small parcels surrounding the primary lot. The site stretches from the top of a hill on Tacoma Avenue, down 15th to Fawcett Avenue.

Two improvements currently on the property are a 10,000-sf office building that is approximately 80% leased and the vacant Sharps Lighthouse Brewery. Cederstrand and Fletcher describe the old structure as a "tear down." For now, the office building on the lower end of the property will remain. Its tenants have two-to-five years remaining on their leases, and this section of the site would not be developed for at least a few more years, the brokers tell GlobeSt.

The first development phase is 200 to 250 apartment units. The span of time between that and any further development will be based on the success of the first phase and market conditions at that time. A general contractor has not yet been announced. In fact, the principals of Deuce Vision are said to be contractors themselves. It is possible they make take on the development on their own. According to the brokers, the principals' past projects have primarily been industrial and multifamily in the Kent and Auburn areas.
