The Lofts at the Ballpark and Sabine Lofts will bring another 573 units to the booming CBD, John Garibaldi, development partner, has told GlobeSt.com.
The Lofts at the Ballpark will open in the spring. Houston-based architect Wallace Garcia & Associates Inc. has designed the four-story, 375-unit apartment complex. Located on Texas Avenue near Texas 59, the lofts are directly across from Houston's Enron Field. Hanover Co. is serving as the project's developer and general contractor. The lofts will range from 677 sf to 1,661 sf, averaging 993 sf per unit. Rents are going to range from $900 to $2,000 per month. According to Garibaldi, the architectural look of the lofts includes large windows, 10-foot ceilings and exposed ductwork and beams.
The targeted demographic for Lofts at the Ballpark is young urban professionals, says Garibaldi. They are likely sports-minded singles and couples who enjoy the Downtown's late-night scene, he says.
The Sabine Lofts, scheduled for a summer opening, are slightly larger than the Lofts at the Ballpark, ranging from 740 sf to 1,635 sf. Hanover used the same architects for this project. Garibaldi would not disclose the rental rates for the Sabine Lofts, but he did say it would cost approximately $1.50 per sf. There are 198 units in this all-brick complex located off the Sabine Street Bridge.
This complex has the Houston postcard view, says Garibaldi, noting many of the Downtown's postcard pictures are taken from Sabine Street Bridge. The Sabine Lofts also boast 10-foot ceilings and stained concrete plus hardwood floors, carpeted bedrooms and granite tile counters.
Garibaldi has a strong belief in the new urban experience Downtown. "People want to get away from the traffic," he says. "This allows people to buy back time." And time, Garibaldi emphasizes, is a precious commodity these days.
Each of his projects has a sophisticated clubhouse for its urban residents. The clubhouse at Lofts at the Ballpark has a private theater for viewing movies and sports events. Both complexes have an Internet café that are outfitted with coffees and computer ports and gourmet kitchens for cooking classes. Garibaldi believes gourmet cooking is a hobby appealing to his demographic. All across the United States, he says, Downtowns are being revitalized by workers, especially young professionals, weary of traffic and commute times of the suburbs.
