CHARLOTTE-Advisor Technology Services, a Fidelity Investments company, is the first non-bank tenant to lease space in the 470,000-sf uptown high-rise office building being jointly developed in the $350 million, mixed-use Gateway Village venture by Bank of America and Atlanta-based Cousins Properties.

ATS is taking 30,000 sf for 10 years at an estimated aggregate rent of $7 million in the 900 Building. The locally based firm will occupy two-thirds of the seventh floor. The company’s 120 employees expect to move in during the second quarter.

Average asking Downtown class A rents are $24.20 per sf, according to CB Richard Ellis Inc. Quoted midtown rents are $18.94 per sf.
