The project's first tenant, Informatica, will move into its 28,000-sf office spot Feb. 12, Feliz Jarvis, a Billingsley senior vice president who helped broker the deal, tells GlobeSt.com.

The Nucentrix signing takes the 99,000-sf structure to about 75% occupancy. Full occupancy is just around the corner. "At this rate," says Jarvis, "possibly in the next two weeks." Nucentrix is eyeing a May move-in to its space, which is being tailored for its 80-employee corporate staff. The high-tech tenant presently offices in a Custer Road structure in Plano.

The 300-acre, master-planned International Business Park is situated at the intersection of the Dallas North Tollway and Texas 190, a hotspot that's well-positioned to feed off the economic vitality of its neighbors, the Telecom Corridor and Platinum Corridor. Like its neighbors, the park's buildings are laced with a leading edge-communications infrastructure, attractive to high tech as well as traditional office users. The park currently has more than one million sf, with 200,000 sf under construction and another 250,000 sf breaking ground this year. Full build out is expected to result in a 35-building park.

Nucentrix's relocation also means there's space to expand. It has inked the space for $21.50 per sf plus electric. Bo Bond, Scott Collier and Bob Hagewood of the Staubach Cos. represented Nucentrix in the lease agreement while Barbara Houlihan and Jarvis acted on Billingsley's behalf.

Nucentrix holds FCC-licensed spectrum rights in more than 90 Texas and Midwest markets plus provides multi-channel video services in 58 markets.
