At Sterling Park, Sterne, Agee & Leach, a New York Stock Exchange broker dealer, is taking 1,450 sf for five years on a full-service contract. Anderson Communications is renewing its 4,796-sf lease for three years. At Sterling View, ITE Engineering is also renewing its 365-sf lease for two years. Trinity's office specialist Leah Bailey handled the office transactions.
At the two SouthPark buildings, Trinity is quoting $21.50 per sf to $22 per sf, full service. "We prefer a five-year deal, but will consider three (years)," Bailey tells GlobeSt.com. "We don't pass through any operating expenses, but we do escalate the rent by 4% a year."
Trinity's industrial specialist Terry Brennan is handling leasing for a $2.1 million, 39,200-sf building under construction in Lindbergh Business Park at 1859 Lindbergh St. near the I-85 and Freedom Drive interchange. Asking rents will be $9.50 per sf for warehouse; $4.50 per sf, office; and $6 per sf for warehouse/office blend space.
Capital Advisors, a division of Centura Bank, is providing financing for the Lindbergh Park building. Frank H. Conner Construction is the general contractor. Watts Leaf Architects designed the structure.
