The sites, encompassing 79.5 acres, are 10001 Richmond, a 554,385-sf office complex in Westchase; 9110 Grogans Mill Rd., a 275,750-sf manufacturing plant in the Woodlands; 12645 W. Airport Boulevard, a 165,836-sf research laboratory in Sugar Land; and 2520 W.W. Thorne, a 65,000-sf training facility near Bush Intercontinental Airport. The buildings are occupied by Baker Hughes Inc. and its subsidiaries.

R. Conrad Bernard of Houston-based Boyd Page, has long represented Baker Hughes in the buying and selling of properties in the Houston area. He has been joined by colleague, J. Michael Boyd, in the portfolio marketing along with David J. Gustafson and Eric Wilcox, both of San Francisco-based Arroyo & Coates. Arroyo & Coates has worked with Baker Hughes in previous dealings and had been brought on board because of its extensive investor contacts, says Bernard. The Boyd Page team had felt the client would be best served by providing the broadest possible marketing effort, J. Michael Boyd had explained to GlobeSt.com.

Baker Hughes is not moving out of Houston, the brokers emphasize. The existing portfolio now consists of a manufacturing facility and several office buildings, according to Boyd. The Houston-based oilfield services company headquarters at 2001 Rankin Rd.Boyd has declined comment on the Texan Western owner, except to say that this is not the group's first property acquisition in the Houston area.
