The estimated 10-year lease for 47,400 sf carries an estimated aggregate rent of $6 million. The $50 million, 48-acre park is 38 miles north of Downtown Miami.

Work could being within the next 60 to 90 days on two, 100,000-sf office buildings in the park at 2001 NW 64th St., Alter confirms. A fourth, 100,000-sf structure could also be in the works by yearend. The park is 10 miles north of Fort Lauderdale International Airport. Average quoted rent in the 50,000-sf, 95%-leased building is $14 per sf, triple net.

The subsidiary of Atlanta-based BellSouth Corp. chose the building as a regional headquarters office for an operation that publishes telephone directories in 425 markets in nine states in the Southeast.
