HUNTERSVILLE, NC-After reaching 80% occupancy on its first spec office building, Charlotte-based Lord Baltimore Properties has broken gorund on a second 50,000-sf structure being built at an estimated hard construction cost of $5 million at Fenton Circle, 20 miles north of Downtown Charlotte.

The three-story structure is the second of three planned for the park by Lord Baltimore. The third building will break ground when the second structure hits the 50% pre-leasing mark. The 9.7-acre Fenton Circle park is in the tiny north office submarket near Lake Norman, NC with a total inventory of one million sf and a 20% vacancy level, according to Karnes Research Co.
