Although it will have some paper copies available of all the financial, leasing and management information on the property, it expects most prospective buyers will want to get the information they need online.

"There are huge savings to us in marketing dollars, and there is a greater amount of information available much faster to buyers," said Mark Goode, a principal in Venture One, a Buffalo, Grove, IL-based brokerage firm. Goode said it costs about $100 for each sales package it puts together to market a property, not including mailing costs of $10 to $15 each, as well as the time it takes to put them together and send them out.

"For the client, this system gets the information out quicker and its hits the marketplace quicker," Goode said.

The system from RESoft, a subsidiary of the Minneapolis-based Stonehaven Realty Trust, is typically used by landlords as an easier, faster way to keep tabs on their properties. But it also has advantages for brokers, Goode said.

Venture One is a marketing agent for RESoft's system, called REDocs, and is currently promoting the product on a one-on-one basis with more than 300 commercial real estate companies across the country.
