The average price is $186,000. The current inventory is in Orange, Seminole, Lake and Polk counties.

"The opening quarter has historically been our busiest time because we are closing out our fiscal year," Joel Deines, sales/marketing director for Centex Homes/Orlando, tells Globe St.com. "This year is more intense because we have a record $15 million of inventory on the books, (but) we're confident that the market, and demand, will remain strong and those homes will be gone when we begin our new fiscal year April 1."

The added inventory also helps Centex accommodate its growing Realtor base, Deines says. Last year, for example, Realtors accounted for more than 55% of the sales. "We think it's essential to keep a solid block of inventory on hand for those Realtors and buyers seeking immediate occupancy," Deines says.
