Kilroy, the El Segundo-based REIT, plans to reposition the nine-story office building, built in 1962, as a Class A property. The renovations will entail the addition of 15,000 sf; installation of new mechanical, electrical and HVAC systems; and a revamping of the architectural design. In addition, a pedestrian plaza will be built, with seating and landscaping. Completion is planned for October 2001.

"Recognizing the opportunity to renovate and reposition 999 to meet the growing office demand in El Segundo, we immediately began planning its transformation into a 2001 property," says Kathy Delgado, SVP at Kilroy.

Remodeling has already begun on the building's exterior, which is being redesigned to reflect an aviation theme inspired by the facility's close proximity to LAX. Aerodynamic forms have been added to the outer façade, and airplane-style lights will be installed. The sleek, modernistic theme will be continued inside, with the incorporation of industrial elements, like metal walls, concrete floors and exposed ductwork.
