The first two buildings, at 8415 and 8425 Monocacy Blvd., are scheduled to be completed by June. Projected lease rates are $8 per sf for a warm-lit shell and $14 per sf triple net for a full office set-up, says Witt. Located within the city limits adjacent to Frederick Airport at Monocacy Boulevard and Progress Drive, Riverside Technology Park is part of Riverside Corporate Park, which is being developed by Millennium Development Corporation.

MIE is also working on a second project here. The firm is developing the Center at Monocacy, located off Buckeystown Road. This is a 425,000 sf complex. MIE's Frederick portfolio will total more than 1 million sf upon completion of Riverside and Center at Monocacy.

MIE has developed about 8.5 million sf in the Baltimore area. The firm also has projects in Colorado and Wisconsin.
