The six-story, 122,798 sf Class A office building is one of four corporate headquarters buildings that comprise Seaview Corporate Center, located on Telesis Court in Sorrento Mesa. The development totals about 352,928 sf. The project features unobstructed canyon and ocean views. Amenities include a four-level parking structure, a 1,450 sf restaurant/café, a fitness center, a 75-foot heated lap pool and tennis and basketball courts.
Rents for the new office space will run $2.40 psf plus utilities, with a $28 per usable-sf tenant improvement allowance. The project is a development of Lennar Partners, a subsidiary of Miami-based LNR Property Corp.
Brian Driscoll and Eric Northbrook of Colliers International are exclusively marketing the property. Last year, the duo leased over 200,000 sf, valued at more then $30 million, bringing the first two phases of the project to full occupancy.
One of the larger lease transactions was a seven-year, 61,587-sf lease by Parexel International, valued at approximately $11 million.
Brad Bennett of CB Richard Ellis represented the tenant. WebSideStory signed a seven-year, 61,211-sf lease, valued at about $10.7 million.David Marino and Ron Magnaghi of The Irving Hughes Group represented the company.
Seaview Corporate Center was designed by Gil Aja of GAA Architects. The general contractor is Ninteman Construction Co., and Wells Fargo Bank is the construction lender.
