Jeff Turner, senior vice president in Dallas, told GlobeSt.com that he expects the estimated $16-million project is going to lease up quickly. Its location is as key as its construction in terms of tenant attraction, says Turner. The property is located north of the Dallas-Ft. Worth International Airport and carries Triple Freeport exemptions. Turner says that is what seems to be the carrot for tenant prospects.

The Duke-Weeks team is cracking on the project, which is due to deliver in October. Its signed tenant, Southwest Books/DDS, is eyeing an Oct. 22 move-in. "That's moving pretty good for a 560,000-sf building," says Turner.

It's a state-of-the-art, high-end facility boasting 32-foot true clear height and 8-inch floor slabs that is positioned on 26 acres of a 140-acre tract that had been bought in the fall. CSO Architects of Indianapolis has designed the latest undertaking, which will be built by Butler Construction, a general contracting award made yesterday.

Southwest Books plans to consolidate three or four sites in the metroplex under Freeport IX's one roof, says Turner. Southwest Books distributes textbooks while its parent company, DDS, is a fulfillment operation for major corporate and retail publishers.

The Indianapolis-based Duke-Weeks is shooting to develop one million sf to two million sf this year in the metroplex. The bulk of the new construction most likely will be in Coppell, which is a heavy traffic area for industrial development due to its proximity to the airport and interstates.
