A Grubb & Ellis Co. team has negotiated a six-year lease with an option expansion, Associate Lee Wagner has told GlobeSt.com. The prestigious eight-story, 122,075-sf building commands per sf rates of $23.50 to $26.50 plus electric. Move-in has been set for April 1.

The Dallas-based Lauck Group is relocating from 15,000 sf at Woodall Rogers Tower, situated at 1845 Woodall Rogers Freeway. The architectural firm has been at that location for nearly six years, says Wagner.

The Quadrangle at 2828 Routh St. is owned by Colonnade Properties, which has just lured Tom Cruikshank away from Cousins Stone to manage the building, according to Wagner. Cruikshank and Dale Ray, who has since moved from Cousins Stone to Capstar, had represented Colonnade in the lease talks during their stints with Cousins Stone. Sam Hocker, senior vice president of Grubb & Ellis' office group, had led negotiations on the tenant's behalf.
