According to the terms of the five-year lease, Brea-based Netlock Technologies Inc. will take 11,000-sf in the building. Water Garden II stands at Colorado Avenue and Cloverfield Boulevard.

Though some brokers fret about the 1-million-plus sf that dead or dying dot-coms have recently put back on the huge Westside market, others say the market's strong enough to absorb it. "The concern is not that great," Coldwell Banker Commercial Westmac broker Scott Berman tells GlobeSt.com. "If you look at the numbers, they only occupy a small [percentage] of space on the Westside."

Netlock Technologies, which specializes in Internet security, was represented in the lease transaction by Berman. The landlord, J.H. Snyder Co., was represented in-house by Scott Chalmers.
