Nebraska Furniture Mart is based in Omaha, NE and is the nation's largest volume home furnishings retailer. Its Omaha store is 588,000 sf and sits on 77 acres.

Two other tenants, another from Nebraska and one from Kansas, have also been named. Cabela's Inc. is a sporting goods store based in Sidney, NE. Warren Theatres, based in Wichita, KS, is known for building upscale theatres with luxury services. It will build a 12-screen complex at the site. The indoor theatre will be the first for Kansas City, KS since a discount movie house closed four years ago.

"A promise was made that high-quality, well-planned development would anchor the speedway project," says Unified Government Mayor Carol Marinovich. "We are on the verge of a unique retail and entertainment venture that is unmatched in the Kansas City area."

The first phase of the development will consist of 1.3 million sf. Long range plans may entail the development of up to four million sf of retail space and hotel space. Construction is scheduled to begin this summer and be completed in the fall of next year.

Estimates indicate the entire tourism district may cost as much as $500 million, according to the plan submitted by Zimmer Management. Sales taxes gained from the initial businesses will help defray the costs of other infrastructure improvements that will be needed. Officials have projected that the stores, theatre and restaurants will generate $420 million in general sales.
