The firm signed a six year lease with Garden Way Manufacturing Corp. (formerly Troy-Built) and will move approximately 500 employees to the property, which is located about 10 minutes from Downtown Albany. Computer Sciences, which is headquartered in El Segundo, CA, recently was renewed by New York State to handle its Medicaid billing, a deal estimated to be worth $550 million over the next six years, Mambrino says.
"We negotiated an aggressive rental rate for our client, and we believe the affordable lease was a factor that helped Computer Sciences Corp. secure the enormous state award once again," Mambrino notes. The company was attracted to the unique one-story building because it consists of 40% office space in addition to high-tech and warehouse facilities.
He notes that originally the Garden Way building, which totals 250,00 sf of space on 56 acres, was only available for purchase. The company, which will be consolidating its operations to Troy, has been experiencing financial difficulties. "However, we convinced Garden Way that leasing space would be an excellent opportunity for the company." In fact, the lease raised the value of the property and recently Garden Way sold the One Garden Way property to an investment group in Ohio for $7.2 million.
