This year, however, due to a 1998 agreement with the city, 475,000 sf already is earmarked for Catellus Development Corp.'s Mission Bay project. Also first in line for space consideration is Wilson/Equity Office's 294,000 sf Foundry Square project, because the plans were previously evaluated and approved.
Add back in 115,000 sf of previously issued but unused entitlements, and the city's planning commission can approve roughly 360,000 sf of additional development this year. So far, the projects competing for development rights total more than 1.3 million sf. So in an effort to win over the commissioners who in April will decide who gets to build what, developers are promising to do everything from providing jobs for the disadvantage to offering space to nonprofits.
Tishman Speyer Properties proposed permanent office space for nonprofit San Francisco Urban Research Association, the reduction of its office 555 Mission building from 557,000 sf to 499,000 sf if needed and showers and bike racks for bike commuters.
A.F. Evans Development Inc. promised to offer 12,000 sf of nonprofit space below-market rent. The company has proposed building a 237,576 sf office building at 601 King St. And Pacific Resources PCX Development Inc. highlighted its planned Urban Garden and Art Work and the back-office nature of the project, which is says will be more affordable than typical office space in the city, as part of its 140,000-sf third phase of 801 Market St.
As part of its supplemental information packet, McCarthy Cook & Co. highlighted 63 housing units that the developer plans at the site, and contribution of additional funds to the city's affordable housing budget. In addition, the company proposed a $120,000 donation to the Mission Neighborhood Center child-care facility. The developer wants to build a 193,000 expansion at 185 Berry St.
Cnet Network Inc., which did not submit a supplemental information package, wants to build a 49,500 sf expansion of 235 Second St.
