The Ft. Wayne, IN-based North American is leasing half of the 350,000-sf building from Catellus Development Corp. at its Stapleton Business Center. When Webvan's plans had changed, it had bought out its lease to Catellus, says Mike Wafer, a Grubb & Ellis Co. broker who handled the transaction. He had teamed with Grubb & Ellis' Ron Webert to negotiate the deal.

Late last December, Denver-based Aspen Pet Distribution Inc. had leased the other half of the former Webvan building. "Both North American Van Lines and Aspen Pet will begin moving into the building in early May," Wafer told GlobeSt.com. "I think Catellus is very happy with the way things worked out."

Before rescinding the Denver move, Webvan had bought its largest competitor, HomeGrocer.com. HomeGrocer had been leasing a 105,000-sf building at the opposite end of the metro area, in ComPark, along the southeast corridor, from Opus Northwest. Webvan, in turn, had bought out that lease too, says John Shaw, who heads Opus Northwest's office in Denver. Opus is just putting the roof on the building, which will be completed shortly. "We just put it out in the market, listing it with Jim Bolt of CB Richard Ellis," Shaw says.
