The 31,320-sf building is located at 499 Nibus St. The facility had a 100% occupancy level at the time of sale. The building is mostly occupied by medical equipment companies. Tenants include the surgical instruments manufacturer Medical Device Manufacturing, the hospital equipment wholesaler MPS Acacia and the eyewear wholesaler Aceway Sunglasses Corp.

Chris Migliori of Daum's Anaheim office represented both the buyer, Trico-TCH Ltd., and the seller, private investor SG&H Partners LLP.

This deal is the latest in a string of industrial sales occurring across Southern California. Last week, as reported by GlobeSt.com, two Southland industrial projects were sold for a combined $22 million. The developments, a 161,127-sf complex in Fullerton and a 155,529-sf light industrial facility in San Diego, were acquired by a joint venture of Irvine-based investment group CIP Real Estate and a fund managed by Alex Brown Realty Inc.
