The deal will close soon, Kelly Carmody, broker with Coldwell Banker Commercial Chen & Associates and representative to Coon Interests, tells GlobeSt.com. The land is being purchased from Webster Medical Inc. and is situated across the street from Clear Lake Regional Hospital.

Coon Interests plans to acquire 4.5 acres for a multi-building project, but is starting out with the two-acre parcel, where construction will be concentrated, Carmody tells GlobeSt.com. The project's first phase is to break ground in March and will consist of a 20,000-sf, class-A medical office facility. Wingfield-Sears Group Inc. is the project architect.

Allergy & Asthma Associates already has pre-leased a spot in the building. Carmody says the second phase is still on the drawing boards.

Also, Carmody recently has negotiated a three-year, 6,300-sf office-warehouse lease at 5920 Star Lane for Murphy's Corp. Lodging. The building, owned by Buddy Rogers, fetches $1 per sf.
