Oak Brook, IL-based CenterPoint Properties and Morgan Development Services, LLC are developing the office park near the northeast corner of Bilter Road and Farnsworth Avenue.

"Aurora's had tremendous growth, and the investor community sees us as a good buy," Aurora Economic Development Commission Executive Director Sherman L. Jenkins tells GlobeSt.com.

While the city of 137,000 also is focused on downtown projects, Farnsworth Road on the city's east side has become a hot spot. Jenkins points to a full interchange connecting Farnsworth Road, which has become a major north-south thoroughfare, as well as a mix of new development that in addition to commercial and industrial uses, includes single-family subdivisions.

The city has helped by providing tax increment financing to the area, which will help pay for a $600,000 reconstruction of Bilter Road, says assistant chief of staff Bill Catching. The roadwork directly benefits the Aurora Corporate Center development, but there was no direct assistance or incentives for the Premium Outlet Center.

Further north, the area is seeking development of a 142-acre West Ridge Corporate Center with industrial, distribution and office buildings from 25,000 to 1 million sf, a new Dominick's grocery store at the northeast corner of Farnsworth and Butterfield roads, as well as Ginger Woods and Savannah subdivisions.
