The Seattle-based branding and creative services agency is taking a total of 26,000 sf. in O'Shea, a 71,776-sf building located at 1530 Fifth Ave. The two lower floors are retail space occupied by The Gap.

Erica Burkey of Martin Smith Inc., leasing agent for the building, tells GlobeSt that Garrigan's replacement of Rivals.com was handled as a direct lease. Burkey was not able to provide the terms of the new lease, however market research indicates rates in comparable locations are running in the mid $30s.

The new space will allow Garrigan to consolidate and expand its existing offices, which are now consist of 10,000 sf now split between two spaces at First Avenue and Pike Street. The company may also sublease a portion of the space until it needs to expand once again.
