If the plans are approved by the local Planning Board, Pulte Home, a national developer of senior housing, will need to rezone the site from hospital use to senior housing. Pulte Home attempted a similar plan in Holliston, MA for a 66-home senior village but was unsuccessful because the town there needed to change its zoning bylaws to allow senior residential zoning.

The townhouse-style units would cost $300,000 each, which could result in over a million dollars in property tax revenue for the town, without placing any burden on its school system. The town previously received no revenue from the not-for-profit hospital.

If Pulte receives its approvals, it will reportedly break ground within a year. The company is currently building a 63-unit housing project in Berlin, MA.
