The company signed a 10-year, 51,250-sf lease for an entire building at the four-building, 205,000-sf Centennial Corporate Center. The estimated aggregate value of the lease is $7 million, based on average asking area class A office rents of $13 per sf to $15 per sf.
The subsidiary of Atlanta-based United Parcel Service plans to have its facility open in June. Kirk Diamond, vice president and associate Richard Courts of the Atlanta office of Carter & Associates-ONCOR, found the space for the tenant.
Diamond tells GlobeSt.com, "UPS decided on Aiken because of four factors: labor availability, economic incentives, real estate availability within a particular time frame and wage rates." The brokers negotiated tax breaks and job development credits with the city, county and state as part of the deal.
