Construction is expected to be completed in late 2002. Designed by thearchitectural firm Skidmore, Owings, and Merrill, the class A buildingwill feature separate lobbies on both 12th and 13th Streets, as well asdirect Metrorail access at Metro Center. A 12-story building on thevacant lot will house parking and the two lobbies, while the top sixfloors will expand onto the air rights above the neighboring Hecht'sdepartment store, and will measure 67,000 sf each.

"One Metro Center is one of the largest remaining developments Downtown," says Tishman Speyer Properties managing director James A.Evans. "It is located just three blocks from the White House, with morethan a third of the city's top 100 law firms located within athree-block radius of the site."

Tishman Speyer entered the local market in the late 1990s when it acquired Woodland Park, a corporate office park on the Dulles Toll Road in Herndon, VA. There, itdeveloped approximately 1.5 million sf of office space in the park onbehalf of tenants such as Computer Associates, RoadRunner, PortalSoftware, and Juniper Networks. Woodland Park has an additional 2.3million sf of remaining development opportunity.
