The building, Northwest Crossing II, will be a 112,000-sf complement to its sibling Northwest Crossing, completed in December 1999 by Yancey-Hausman. D.E. Harvey Builders will be the general contractor for phase two. Philip Ewald Architecture Inc., designer for the first phase, also has secured the contract for this leg of the project. The new building is planned for delivery in second quarter 2002.
Anchor tenants for the first phase include Vallen Corp. and Pate Engineers Inc., each occupying 30,000 sf. Yancey-Hausman is currently negotiating leases on the second phase. The project includes a three-level, 900-space parking garage.
Northwest Crossing II is indicative of Yancey-Hausman's plan to invest in build-to-suit projects, Mark Sepulveda, vice president of development of the firm tells GlobeSt.com. The company's interests currently run the gamut of retail, office, new construction and repositioned projects, he says. The primary objective is to grow the company and take advantage of Houston's healthy real estate market.
Yancey-Hausman Development has been working in the Houston and Austin areas for more than 30 years. It has completed in excess of $1 billion in lease transactions, two million sf of development and four million sf of leasehold construction improvements. William C. Yancey and Craig R. Hausman are the principals.
