The Orange County Social Services Department will take 77,950 sf at 6100 Chip Ave. The term of the lease is seven years.
The complex is owned by Orange County-based Warland Investments. Both Warland and the government agency were represented by a CB Richard Ellis team of Brad Bierbaum, Brian DeRevere and Bob Goodmanson.
The Cypress area has seen its leasing activity pick up over the past several months, in part because it's more affordable than many of the county's other submarkets. Last month, GlobeSt.com reported that SHURflo Pump Manufacturing ended a year-long site search by signing a 10-year, $25-million lease for a three-building, 231,618-sf campus headquarters in the 200-acre Warland Cypress Business Center.
