The 54-year-old Box has been with Ross, which is the oldest and largest locally owned full-service commercial real estate firm in Denver, for more than 25 years. In that time, he personally has completed more than $1 billion in deals while the company, founded in 1888, and has completed about $4.5 billion in deals since he took the helm in the 1980s.

Other winners are:Land Broker of the Year--Stew Mosko of Fuller and Co. for brokering 23 land deals in which he sold 2,531 acres for about $47 million. He also participated in the sale of another 35,552 acres with a value of about $160 million.

Office Leasing Broker of the Year--Tom Lee of the Frederick Ross Co. who leased more than 1.7 million sf in 54 transactions. Together, they were valued at more than $29 million. He also sold 184,000 sf for $154 million. His average lease had been 33,000 sf with a value of $5 million.

Industrial Broker of the Year--Jim Bolt of CB Richard Ellis who had been involved in 60 transactions. He has leased 3.2 million sf, valued at $84.1 million, and has sold 1.6 million, with an aggregate value of $74.5 million.

Investment Brokers of the Year--Jeff Hawks and Doug Andrews of Grubb & Ellis Co. who sold $409 million in apartments in 2000.

Office Development of the Year (less than 100,000 sf)--Two Maroon Circle, developed by D.H. Friedman Properties in a joint venture with the Denver Tech Center.

Office Development of the year (more than 100,000 sf)--1899 Wynkoop St., developed by Nichols Partnership and Loftus Development. The 170,000-sf mixed-use facility is the first class-A office tower built in the CBD since the 1980s. It is 100% leased. Denver architect Christopher Shears designed it.

Industrial Development of the Year--Building Eleven at Gateway Park, developed by the Pauls Corp. It is part of Bill Pauls' 1,200-acre Gateway Park project located at the doorstep of Denver International Airport.

Business Park of the year--Highlands Ranch Business Park developed by Shear Properties. It is a 505-acre park that includes a 600,000-sf, three-building complex occupied by Lucent Technologies and Avaya Communications.

Owner-Developer of the Year--The Etkin Johnson Group, which leased 55,000 sf last year and owns almost four million sf, which is 98% leased. It has 483,000 sf under development.
