With a total of 159,892 sf, the buildings are located in the city's newtelecom corridor. Some of the special features of the projects includedesignated generator and fuel areas, upgraded floor loads, higherceilings and upgraded power, as required to meet the technical demandsof telecommunications and data center tenants.
Groundbreaking on the 47,892-sf Kay First Telecom Center, located at 101K St. NE, is slated for March with completion during the summer. Thesix-story, 112,000-sf 52 L Telecom Center is scheduled for delivery inthe summer of 2002.
"These projects represent the first opportunity in the District forfacilities to be housed in buildings designed specifically for such datacenter use," says Howard Horowitz of Trammell Crow Company's technologydevelopment group. "The buildings' location, combined with incredibledemand for this type of property, will result in two highly successfulprojects."
Both buildings will be adjacent to more than seven fiber-opticbackbones. Nearby telecom facilities include TeleGlobe, 360 Networks,Enron, GTE, Global Crossing, TelePlace, Qwest and WorldCom. Constructionon Level 3 Communications' 670,000-sf facility, located directly betweenthe two properties, will begin later this year.
