According to the terms of the 10-year deal, the new tenant, Santa Ana-based Financial Statement Services, will occupy the entire 164,398-sf building. FSS is moving to the site from its previous location next door. The facility is located at 3300 S. Fairview Ave.

The facility, which previously served as the West Coast warehouse for Oshman's Sporting Goods, will undergo remodeling before the new tenant moves in. The landlord, LAPCP Industrial Parks, will completely renovate the building's exterior and make some interior improvements.
